Just returned from a four night stay - the guest house is exceptionally clean the owners Liz and Chris are very welcoming. The breakfast choice and quality of food is very very good. We stayed in the Ullswater room which has plenty of room with comfy lounge chairs to watch tv and a lovely view of the brook.It is ideally located roughly half way between Bowness and Windermere with a handy pub across the road if you need it. Would highly recommend it. We will be back.

Having just spent three nights here, I would have to say what a great place, very clean and welcoming, the breakfast was excellent, but for me the bit I liked was both Liz & Chris were so friendly, telling us everything we needed to know about the surrounding area, and where best to go, having been to Windermere several times, I thought I knew it well! I know it a bit more now.Ps Liz if you read this our legs are still recovering haha.

Chris and Liz are great hosts - always ready to cater to your requests and very knowledgeable about the surrounding area. We stayed 3 nights in the Ullswater room at Rocklea. Liz and Chris were so welcoming and friendly all weekend, providing recommendations for our stay. The room was so spacious and clean with a gorgeous view of the stream. We thoroughly enjoyed the breakfast - we tried the pancakes and brioche with chorizo and poached eggs. I booked late so was lucky to find accommodation. Chris and Liz are fantastic hosts! Warm, welcoming, with a great skill for understanding their guests needs. As a first time visitor to the Lake District, Liz gave me some great tips on where to go, bus journeys, places to eat. Food was excellent with a wide selection of options. My room had everything you want; comfortable (and large!) bed, lots of space, and easy to use shower. Everything to help make your stay relaxing.Chris and Liz are really friendly and helpful. Definitely would stay again when I return to the Lakes.

We stayed seven nights at the Rocklea guest house (July 6-13th 2024) and enjoyed our stay. The location on Lake Road is ideal being positioned between Windermere and Bowness making both readily accessible. Liz and Chris worked very hard to make our stay as comfortable and enjoyable as possible and they succeeded. Our room was spacious and quiet and just the right temperature. The shower was excellent with water at just the right pressure and temperature. Everything at breakfast was perfect. We look forward to our next stay.

I travelled with my son, and we had such a wonderful stay at Rocklea. Chris and Liz made our time in Lake District so enjoyable, they shared with us tips & advise for outing and walks, very useful. The location is superb, easy access from the train station and bus stops. The room is beautiful and cosy, the bed is super comfortable and the cooked breakfast was sooo good !! Fantastic home from home thanks to Chris and Liz. We were so well looked after, wish we'd booked for longer. Great location for car, buses, trains and boats on the doorstep. Set back from the main road so no noise but close enough to explore the local area on foot. Fantastic room with ensuite, lovely little extra touches, fresh water and milk in the fridge for our arrival and personalised breakfast which we ordered the day before so no fuss. Sat in the sunshine with a cuppa and the Brook at our feet, relaxing after a long day exploring. Will definitely be back thanks Chris & Liz

We have just spent a week at Rocklea for our wedding anniversary.Liz & Crhis, were very welcoming from the arrival and throughout our stay in the lake district. Liz was very knowledgeable on the area and gave us daily tips and ideas of places to visit throughout our stay. Chris was 'the king' of the kitchen and cooked us lovely breakfasts every day with a good selection of breakfasts to choose from. During our stay we had the full English, pancakes and porridge which were all very tasty! Compliments to the chef!😊 Liz made sure we were topped up with fresh tea/coffee, fresh orange juice and in good supply of toast! 😊We started our stay in the Catbells room and was then very kindly then was offered a free upgrade into Castleriggg which was a larger room due to it being our wedding anniversary.We both thoroughly enjoyed our stay at Rocklea and will recommend it to anyone who wishes to visit the lake district. As stated above Liz and Chris were very kind and helpful throughout our stay. A 10/10 stay at Rocklea. Both rooms were very comfortable, plenty of space. Thanks especially to Liz and Chris, it was a pleasure to meet you both.

We have just returned from 4 nights in the Lake District, staying at the Rocklea B&B.We had never been to the area before, so it was great to have such knowledgeable hosts, who were able to recommend activities, and local buses to use to get the most out of our stay.The accommodation was really clean and very comfortable. There was a lot of choice for breakfast, we always went for the full English breakfast, which was very tasty and kept us full for most of the day.The accommodation was in a very good location, only a very short distance from Windermere town and also an easy walking distance from Bowness which has many pubs and restaurants to choose from and where you can pick up the boats to tour Lake Windermere.We thoroughly enjoyed our time at the Lake District and would highly recommend Rocklea as a place to stay.

This was our first visit to the area for 35 years and we will be visiting again.The room was very nice with an extremely comfortable large bed. The room didn't lack anything and was very clean. The breakfast was delicious, with a variety of choice, and extras of cereals etc if required.Liz was very organised on our arrival, offering leaflets, recommending places to visit and information on the bus services.Chris was very chatty and interesting when we saw him at breakfast.

We loved all the personal touches, which made our stay even more relaxing, such as a mini fridge in our room with cold water and milk (which was replenished daily). We arrived at Rocklea at about half 10 in the morning. We were greeted by Liz. She was so friendly and immediately welcomed us.She showed us to our beautiful room. We had visited once before with the previous owners. We were given the same room. However the upgrades were lovely! The bed was comfortable, the breakfast service was great. We were given a choice for breakfast and ordered the day we got there.I ordered the cinnamon porridge and my husband had the avocado and poached eggs with chorizo on sour dough! Could recommend both!We will 100% be staying here again and will recommend to all our friends! Thanks again for a very memorable stay!

We have just spent a few nights at the Rocklea Guest House, and truly enjoyed our stay. The room (Ullswater) was extremely clean and spacious, with 2 comfy armchairs to relax in after busy days. The breakfast choice was brilliant with fantastic home cooked Sourdough. I would recommend anyone staying, to try the poached egg, with avocado & Chorizo (Thanks Chris) . DELICIOUS. Liz was so friendly and made us feel at home. We would definitely stay here again.

Lovely stay, chris and liz were really good hosts and nothing was to much trouble for them. Breakfast was really good with plenty of choices and nicely cooked, the room which was advertised as small was really not, i have definately stayed in smaller rooms in the lakes.The guest house is nicely situated between windermere and bowness.all in all a really pleasant stay, couldn't fault the place

We arrived at Rocklea to a lovely host Chris , he showed us to our room which was fantasticand very clean , massive bed , sofa with big t.v, 2 chairs and small table to sit at , great size bathroom with a double shower , breakfast was all freshly cooked served by Liz who was brilliantand very welcoming , anything you needed they were very helpful, over the road was a great pub which served brilliant food , the BnB is between Windermere and bowerness and set back from the main rd so was very quiet, we will definitely go back and recommend it to family and friends Thankyou Chris n Liz for a lovely stay .

Our hosts were very friendly and helpful, thank you Chris and Liz.The ground floor room was tidy and modern.Loved the shower.Although its tight, we managed well and enjoyed our stay in the room.Loved that it had a small fridge.Breakfast was lovely and great variety.A bit stressful to book a specific time, but understand hosts want to plan and ensure everyone eats warm food.Perhaps in future good idea to hire one person to help with breakfast as business grows. Good location. I would stay there again.

I agree; it is nice, wandering down for breakfast when it suits. But we're not a multi-staffed hotel and we won't serve tired food that was cooked in bulk some hours before.We are a humble little B&B couple who get rave reviews for giving our guests the freshest, tastiest breakfast possible. Which is why you loved your made-from-scratch pancakes, still piping hot from the pan :-).

The room was quite small, but the beds were very comfortable. Breakfasts were so good with an amazing variety. Good location for both the town and the lake. Thank you Chris and Liz for a lovely stay

We had a wonderful time at Rocklea, we can’t recommend it highly enough. This is the best guesthouse we’ve ever stayed at and we’ll make sure to come again next time we’re in the Lake District.The guesthouse is great, and the room we stayed in (Ullswater) was perfect - beautiful, bright, spacious and comfortable. It had everything we needed. Waking up to the sound of a little stream just outside the room was the cherry on top of the cake.Liz and Chris made us feel like at home. The breakfasts they made were superb and they gave us great tips for hikes, places to eat in and cultural sites. They really went above and beyond to make us feel comfortable - Liz even called us while we were out to let us know about an incident at the station that would impact our journey back to London, which made all the difference as it meant we were able to plan in advance and catch an earlier tran than we had originally planned. They really are amazing hosts.Thanks Liz and Chris for a wonderful stay, we will come again!

We absolutely loved our stay at Rocklea!Such a lovely room,super comfy and clean with many thoughtful complimentary extras such as chilled water and milk in the fridge. The location was perfect for walking into both Windermere and Bowness, or if you're feeling lazy, the pub across the road serves excellent fish and chips. The nearby short walk up to Orrest Head is a must for outstanding views of the lake and surrounding area.Thanks again Liz and Chris for your delicious breakfasts and for looking after us so well. We were greeted with so much warmth by Lis and Chris. It was a very comfortable stay. The room was excellent with all basic necessities provided. The sound of the stream passing by was very pleasant. The fresh breakfast made by Chris every morning completely made our day. It was very good food. We had a great time and Lis helped us a lot with all the things we can do around the place. We had a great 5 day stay here and I can’t recommend enough. Chris & Liz were perfect hosts, very accommodating and a mine of information on how best to enjoy the area. Our room was large and airy, very comfortable very large bed, seating areas at two different windows. The ensuite had a lovely large shower and everywhere was spotless. I have to say the breakfast menu was second to none, delicious.Lots of nice places to eat out, all within walking distance.

Our stay could not have been any better. The guesthouse is at a great location, only around 15 mins walk from the lake and 5 mins from the town centre. The room was spacious, clean and the bed very comfy. Breakfast was the best I've ever had in a guesthouse/hotel and overall Liz, Chris and Chris' sister (forgot the name, sorry) truly deserve a medal for being such amazing hosts. Would 100% return and recommend.

We had a really enjoyable 3 night stay at Rocklea B & B.It was really clean, beautifully decorated with a coffee, tea, hot chocolate and a fridge in our room.The breakfasts were amazing (such a choice) and Liz & Chris were perfect Hosts.They come from New Zealand and you can tell they really love the Lake District and are full of tips and information. I wouldn’t hesitate to stay here again when we next visit Windermere.

Just returned from a lovely stay at the Rocklea. The room we had was comfortable, clean and spacious with a super king size bed and beautiful linens. There was also a couple of wing backed chairs and throws for sitting and watching the world (or tv 😂) go by.The breakfast choice, chosen the night before to save waste - great idea - was extensive including: full English, pancakes, sourdough toast with avocado and poached eggs; fruit and yoghurt; along with the usual breakfast accompaniments.Chris and Liz are great hosts - we will definitely return.

Liz and Chris made us feel so welcome, a real home from home. Our room was lovely overall. Liz sorted the issue with the bathroom floor being cold by leaving us an extra mat which made all the difference.It was very cold weather which perhaps made it seem worse than it was. The main thing is that it was dealt with very quickly. Rocklea is in a good location particularly for walking to boweness and into windermere and exploring the area. It was great getting updates from liz on local weather and walking conditions. The breakfast and the breakfast room were both lovely and unlimited tea and coffee made it even better. Would definitely stay again and reccommend to others.

Stayed at Rocklea for 2 nights and thoroughly enjoyed our time there. Liz & Chris were both so welcoming and made fantastic recommendations on local food, drinks, walks and other things to do. Room was clean, food was great, and location was superb with short walks to both Windermere & Bowness. We hope to return again in the future to Rocklea!

We stayed at Rocklea for a wee holiday in the Lake District. It was a great find, absolutely would recommend staying here, breakfast was really tasty and served with care. Nothing was too much bother. Even set a table in the breakfast room for us to have a carry-out Chinese. They offered advice on local places of interest and places to eat out. Rocklea was only 5-10 minutes walk into Windermere with nice shops and restaurants, also only a short walk down the hill to Bowness. Our room was comfy and we were supplied with tea, coffee and hot chocolate. The shower was nice and big with good hot water. Also had a tv with free view. Would definitely stay here again with such a nice couple. We wish you every success in your business.

My husband and I stayed the night before a charity event where we had to arrive early in the morning. I called ahead of my booking to check what time breakfast was served.When I asked if it was possible to have an early breakfast they were happy to accommodate.I contacted 6 B&B's to ask if this would be possible.I didn't receive a response from 2, a no from 2 and only Rocklea and one other were willing to put themselves out.Lovely couple who couldn't do enough for us. We even had a full English.

The accommodation was fabulous all you could ask for when going away, the host could not have done more for you from asking about any allergies for your food to making sure you had more than enough, the breakfast options were above and beyond would highly recommend Rocklea

Situated just on the edge of Windermere but close enough to walk into Bowness. The rooms were clean and comfortable. Ian, the owner, was very helpful. We would certainly recommend the Rockleato anyone who asked for a location close to the South Lakes area.

The Rocklea is a very comfortable place to stay, it is with in easy walking distance to the lake. The hosts are very helpful and are very welcoming. The room we stayed in is quite spacious and has a good sized ensuite. We have now stayed here for the last 2 years and have enjoyed it both times, we will definitely be back in the future. We really recommend it as a good place to stay when you are in Windermere.

What an amazing little gem in the perfect location of Windermere! The B&B is tucked away from the busy streets, but a short walk away from the hustle and bustle of both Windermere and Bowness on Windermere. Our room was nice and clean with a nice en-suit bathroom! The breakfast was A-M-A-Z-I-N-G! I had the vegetarian cooked breakfast(chefs kiss*) and my partner had the full English! There was plenty of tea/coffee, fruit and pastries on offer! Our Hosts Lynn and Ian were super attentive and helpful! We cannot say enough good words about our stay at Rocklea!

Rocklea is a lovely Guest House. Within walking distance of the lake for boat rides and walks. Restaurants within 10 mins ..no need to use the car. Breakfast was excellent and the hosts very friendly.We had a top floor room which overlooked a stream, clean and very comfortable.

From the moment we arrived at the Rocklea, Ian (our host) was welcoming and attentive to our every need. The room itself was immaculate and the dual aspect ensured that we knew we were in the Lake District. Breakfast was everything that you'd expect and set us up nicely before we headed out for the day. So pleased that we came across the Rocklea as it made our trip that much more special. I would not hesitate to recommend Ian and the Rocklea to others, so if you get the opportunity to visit Windermere, make sure you're staying there!

I would rate my stay at Rocklea 10/10. Ian was lovely and very accommodating. The room was very cosy and the bed was extremely comfy, perfect for after our long walks every day! Full English was delicious. 15 min walk to the town and lake was very convenient.Extremely pleasant stay, thank you.

The guest house was in a fantastic location, within walking distance of both Bowness and Windermere. We had room 6, top floor, deluxe double. The room had a little seating area and large window, we loved it, the room was a great size and very clean. Breakfast was top notch, good quality ingredients and lots of choice of cereals, yogurts and fruits. The hot cooked English breakfast was beautifullypresented, hot and fresh. Lovely.Ian the host could not do enough for us, he was very attentive, making sure we had everything that we needed, he was informative about the local area too. Huge thanks to Tony, a very friendly, easy-going, extremely helpful host who couldn't do enough. Tony offered hot drinks and biscuits on arrival, a delicious breakfast every morning, plus the option to have baked croissants and fresh fruit as well. The room was cosy, big enough, had a large bathroom with a large radiator that we dried all of our wet clothes on each day. The window looked out to a gorgeous stream which sounded glorious. Tony is full of advice if you need it, and at the ring of a bell is happy to help with anything you need whenever you need it. I would highly recommend Rocklea for anyone looking for a good deal in Windermere, near the town, the lake, lovely walks and good food. Thank you Tony for being an excellent host - and to the cook - delicious!

On arrival, we were offered tea/coffee and biscuits which was very welcome. Our room was very spacious, comfortable and clean. The breakfasts were superb. Plenty of choice - fresh fruit, fruit juice, choice of cereals, lots of cooked items, croissants, toast etc.Very well organised Covid- wise too.

Rocklea is a lovely guesthouse - comfortable, spacious room with a great breakfast served each morning and is perfectly situated as a base to explore the Lake District.It is set back from the main road between Windermere and Bowness meaning it is quiet, with easy on street parking (never had an issue here) and within easy walk of both towns offering a selection of cafes/restaurants/things to do within walking distance. Road links from Windermere also mean it’s easy to travel further into the Lakes from here.Covid means the buffet part of breakfast is no longer help yourself but everything is still available from the menu and the cooked breakfast is lovely. The owners are very accommodating; last minute change of arrival due to car issues, early breakfast so we can be out for activities and even storing some food so we could make packed lunches - none of this was ever an issue.Will not hesitate to return - so much more exploring to be done!

We had a lovely stay here. We were made very welcome and nothing was too much trouble. The room was very smart, spotless and comfortable. Breakfast was perfect. literally cannot fault it, would love to stay again. The location is ideal, between Windermere and Bowness. The brook running right by the property is really pretty.

Rocklea is beautifully situated next to a brook, with easy access on foot to restaurants and Windermere. We had a beautifully appointed, spacious room overlooking the brook. Rocklea is immaculate, the range of breakfast options caters for all tastes and dietary requirements. We were made very welcome by the friendly owner and thoroughly enjoyed our stay. We hope to return soon.

Easy to find, plenty of parking. Very welcoming, easy walking distance to lakes, town centre and train station. I stayed with my daughter in en suite room plenty of room and the breakfast was cereals, fruits and cooked. If you didn’t want cooked this could be changed. Will be coming back as very welcoming

Everything about our stay was as it should be. Friendlest hosts, cosy rooms with a lovely bed, especially after a long walk in the mountains, a really tasty and complete breakfast, adapted to personal taste! The B&B is at an easy walking distance to the lake and to the center of Windermere. Makes you never want to leave the place!

Ian and his wife are excellent host. The breakfasts were superb with fresh berries every day and with good quality. The rooms were neat and clean. Beds are super comfy. Internet was working well. Parkings are available on site.

After driving around Scotland and arriving at Rocklea for 3 days , it was so nice to be welcomed by Lynn and a cup of tea presented to us, then shown to our room on the 3rd floor, very spacious and relaxing corner room with views of the neighbouring street below. Very clean and extremely comfortable bed and so quiet night and day. a short walk to the village with fine restaurant's and cafes some of various ethnic taste. Lake Windermere was just a short distance down the road and again more places to eat and drink coffee. Lynn and Ian both delivered excellent breakfasts full and comprehensive that made the day set for walking or sightseeing. I would definitely use this Guest House again.

We enjoyed a brilliant 3 night stay at Rocklea. For Ian, the proprietor, nothing was too much trouble. We've stayed in lots of places so can compare. Breakfast choice was the most wide we have seen, the quality was also excellent. The bed was comfortable. We were fortunate to get private parking. There is an excellent pub for meals and drink 25m across the road. If we return to Windermere we will be stay at Rocklea again.

We booked Rocklea based on it's location (distance from the lake) and the great reviews.It truly exceeded our expectations.The location was far better than we could have ever imagined - close to Windermere village (3 minute walk) but far away enough for it to be perfectly peaceful.It was about a 20 minute walk away from Bowness and this was perfect for us.Our room was spacious, clean, beautifully decorated and had the comfiest bed with tea/coffee/hot chocolate and biscuits replenished every day.The breakfasts each morning were fantastic - a full English cooked to perfection and adapted in any way to suit you, a selection of cereals, pastries, fresh fruit and yogurts.We really looked forward to our breakfasts!Finally, the hosts were all you could ever hope for and more.Ian was always about if we needed him and was very friendly, attentive and full of great advice about the local area.Thank you both so much for a wonderful, much-needed, peaceful break away! I took my Mom to the Lake District to celebrate her 50th birthday and Rocklea provided the perfect home for us for our 3-night stay. Our room was wonderful and spacious, including two chairs, overlooking the bay window, plenty of floor space, a nice big comfy bed and large ensuite bathroom with shower. The breakfast was absolutely lovely, with loads of fresh fruit, yoghurts, granola, cereals and on top of this a cooked breakfast. The atmosphere at Rocklea was very relaxing and it felt very homey whilst still feeling like we were being treat to something special. Ian and Lynn were so lovely and very approachable, and really went the extra mile to ensure we were well catered for. Rocklea is only a short walk from Windermere town and the train station, and around a 15-20 min walk from the lake at Bowness. I'd definitely recommend a stay here, and we hope to be back again soon!

We had a lovely stay at Rocklea! The beds were really comfortable, the room was really clean, great ensuite bathroom and the breakfast was great. There was a huge selection of fruits, yogurts, cereals, tea, coffee and there was also the option for a cooked breakfast too. Really really good :) Thanks very much!!The location is also really nice for cycling as we cycled from the guest house around lake windermere > Torver > Coniston > Ambleside. Was lovely! And the next day we did a cycling loop to Kendal and back. Great stay.

The hosts are wonderful and the house is beautiful! The cooked breakfast was perfect and a great range of fruits, cereals, yogurts etc. were also provided which was a really nice touch. Our superior room was beautifully furnished and spotless. Would highly recommend to anyone!

We visited the Lakes 26th - 28th October for our anniversary weekend. Paul was a fantastic host and made us feel very relaxed and welcomed from the moment we arrived. He was very attentive during breakfast and runs a smooth ship. The rooms were beautifully decorated and clean and a whistle. The bathrooms have also obviously been refurbished recently and everything was very modern. There is a pub just opposite which is convenient for a late night drink and the staff are super friendly and have a good menu with huge portions. An all round amazing first trip to the Lake District. P. S Visit the waterfalls all around 20-30 miles away from the guesthouse if you can.

My partner and I had a fantastic weekend away at the Rocklea in Windermere. Our hosts were attentive and friendly and the breakfast was a great way to start our mornings.The room was a generous size, very clean and nicely decorated. The bathroom was spacious and the shower was fantastic. Really enjoyed our stay at the Rocklea.Our only comment would be that our room was front facing and there was a little noise from patrons leaving the pub across the road quite late at night whilst trying to sleep. Closing the windows helped and it wasn’t too much of a bother.All in all we really enjoyed our trip and would definitely recommend a stay at the Rocklea for anyone travelling and staying within Windermere.

My wife and i stayed here for our first visit to the Lake district after reading reviews on Trip Advisor.We're so glad we did !! Everything that was said was true,This is a Superb Guest house run by Really Lovely people.It's Clean,comfortable,conveniently located,and the breakfast served was second to non.I could not recommend this place highly enough.Thanks Lynn and Ian.

Have just returned from a four night stay at this lovely guest house. Bedroom spotless, breakfasts delicious, hosts helpful and friendly, location ideal, a short walk from the railway station and a short walk from the boats, shops and restaurants of Bowness. Hope to return.

This is a great place to stay! Lovely, comfortable, modern rooms. The staff are very friendly and accommodating and the breakfast was delicious. I would highly recommend it to anyone staying in the area.

The room and bathroom were very clean . Ian was very helpful and nothing was too much trouble . The selection for breakfast was really good.

Excellent, clean, and homely B&B located in a very convenient location just outside (but an easy walk) of Winderemere village.Lynn & Ian were fantastic hosts, very friendly and helpful with local suggestions for food, walks and travel.What really stands out is the breakfast: the quality and selection is amazing, especially the variety of fresh fruit (by far the widest choice I have seen, and that is in comparison to many other five star hotels I have stayed at across the world!)Thoroughly recommended!

We had a lovely couple of days in the Lake District which was enhanced by the warm welcome and very pleasant accommodation which was in a great location for exploring the Lakes. We had a large light airy room, everywhere was clean and tidy, our hosts were very attentive, there was a large range of fresh fruits and cereals as well as a full English breakfast on offer. Highly recommended we would definitely stay again.

Stayed here for three nights and had such a nice stay. Rooms are cleaned really well and had lots of storage space for clothes etc. Staff are extremely friendy and accommodating. Breakfast cooked to perfection every time and plenty of choice in food. Would defiantly recommend this place and would consider staying again in the future.
